    That is true, we bought the home as an investment and not only in the sense of money but for the family, what will likely happen is my parents will take over the place when my fiancé and I move but it will remain within the family for hopefully kids, my sister has a 1 year old son and if they wish to move to the Cape to lay new roots there is a house for them.

    I also stated above we exercised first option to buy the property which was well below market value and we have found out why, we have spent near 400k on renovations and painting since and there is still a lot we want to do but will have to plan it in steps before we immigrate next year.

    You said its not genocide/war crimes  because Russia think Ukrainians are Russians.    You can carry out Genocide against your own,  Lenin, Stalin, Mao, Che, Maduro, Assad just a few that have killed their own.    Putin is not afraid to kill others,  he has invaded Chechnya twice and carried out war crimes if not genocide.   He has also carried out the ethnic cleansing in nagorno karabakh in the end what is happening in Ukraine is war crimes but it is not even spoken about.   

    Wouldn't stopping both conflicts be equally important.

    That was a reference to Hamas,  which they are,  they have killed their own,  they have killed Jews and they have killed Lebenese,  there preoccupation is Jihad.

    FFP was preventing any owners wanting to buy due to the handcuffing it places on owners while ensuring the status quo remains,  this kind of forces big clubs to reduce their overheads to spend more,  it will stop talent going to one or two clubs and being spread around.   I think the EPL has some potential to turn mid tier clubs into contestants.   I can't see Everton having the finances to go all out on that 320 million but they could feasibly spend 200 million and build a team to take them back up the table.

I can't see anything wrong with Bill Maher calling out people that espouse hate speech.  Not all instances are but media has caught rampant hate speech on camera and it is inexcusable.  Calling them out is not moral high ground and given that bill Maher is a Democrat for life anti Trump I would say he is the most critical liberal of the bullshit on his side of the aisle. 

    Yesterday a student leader for Columbia called for killing of "zionist" which is a call to kill jews, there are intefada chants, burn down tel Aviv, river to sea, preventing jews from entering campus, these are all latent cases of hate speech so good on Maher for not tolerating it

    Jews are linked to palastinians, they are essentially cousins so does that make it fine? One could also say the entire region is eretz yisrael so therefore you can't carry out war crimes against your own.

    People have a range of opinions on Israel and Palestine which is why you hear more people accusing Israel of genocide and war crimes (I'm assuming this is what you're referring to). People mention this more because it's part of a debate.

    It's a war crime and should be addressed and if people know and do nothing that is complicity.  

    It is good to see the BBC finally come out and scrutinize the death toll in Gaza following the UN finding irregularity in the data in a sitting early April.  We see conflicts not painted by the same brush

    Such a smart decision made by Bournemouth, will be interesting to see how his Bournemouth team develop next season, they play an entertaining brand of football.

    Gary O'Neil would have done well if he wasn't forced out and backed.   He took over a wolves team that was in crisis after selling their best players and their manager leaving the post 3 days before the season started.

    The next gen update breaks F4SE and Baka, until it is updated and you want to play version 163 it is the only way to roll back and disable the auto update.

    once they are updated then it will be fine to update to new gen which comes with some nice freebies but absolutely no performance gains on PC,  seen guys with 7800XD and 14900KS's with 4090's barely getting 70FPS maxed. 

  9. Russia have lost 23 SU34's in a month, they can only make 15 a year,  they are absolutely humiliating themselves.

    The west is hoping that Ukraine with more toys will blunt Russia until the end of the year which is when Russia will hit its apex for munitions and thereafter need to turn down operations again.  Dealing significant damage will likely force a ceasefire as Russia cannot sustain a long protracted war. 

    Russia has however stepped up targeting cities and towns with the civilian death toll over 100 000 but no genocide or war crime here apparently.

    More on the Iran/Israel tit for tat, information coming out that the IRGC wanted to cover up the story on Israeli drones.   Israel do not operate with long range FPV drones and the drones used are to expensive to risk over protected regions.    

    Saudi Arabia, UAE confirmed a flight of two F35's broke Iranian airspace undetected through the Persian Gulf.  The F35 has sensors that detect radar detection systems used by SAM batteries, the IAF struck a battery of S400 air defence units without Iran even knowing it. The F35 and F22 remain the only genuine stealth multi role fighters in the world and a testiment to western power. 

    The Russian SU57, production issues have rendered it pretty unusable and J2 unproven have larger RCS's than the F16 and Saab Gripen E.  Turkeys KAAN or F22 copycat is nowhere near operational capacity and it's performance is largely unknown, it uses the same engines used in the F16 which is not a stealth engine, turkey have pulled a Russia and designed the cart before the horse as they are still working on an engine, basically the stupid way to design something.

    Another assist today taking his premier league tally up to 10 goals / 9 assists for the season,  he should pass 20 goal contributions in the league this season.    

    His directness is useful to have at the Euro's
